No up front fees to start! We charge a percentage of rents collected, we don’t make a dime till you do!

We believe that well maintained and clean properties result in happier tenants.  Happy tenants lead to fewer turnovers and increased return on investment to the owner’s.  Our philosophy is to manage your property as if it were our own in order to maximize your returns.  Our services are designed to keep the manager’s goals aligned with the owner’s goals.  We are well organized to deliver the highest levels of integrity, accountability and dependability in all our services.

For added convenience our services include: monthly statements, end of year statement for taxes, maintenance activity, bill payments, Vendor payments, and rent deposits direct to your bank.

Fee Structure

There is generally no upfront cost to you.  We like to prove we can get your property rented fast! Once we do…

Our fee structure is simple.  We only get paid when you do – fees are all based on a percentage of the income from the property.  We only get paid on rents collected.  Vacancy is the biggest income drain and we work hard to eliminate that issue.  We have an excellent track record with very little down time between tenants.  Our prices are very competitive.  There is a one-time flat leasing fee between tenancies.  This is a minor cost as it usually takes a few months to recover cost for the time and money Robinson Realty spends to get your home rented.  Don’t be fooled by discount management and fees up front.  You get what you pay for.

New Owner Process

Whether you are changing property management companies or putting your self-managed property into the hands of Robinson Realty, we will assist you at every step.  Our expertise and understanding will make the transition seamless and will be accomplished in a smooth and cost-effective manner.

At the most basic level of detail, the procedure is as follows:

  • Site Inspection – a walk-through inspection to validate all aspects of the property.
  • Sign Contract – our Property Management Agreements are straightforward and easy to understand with all responsibilities clearly defined for the parties involved.
  • Supporting Documents – we will need copies of all important documents and contracts necessary to operate on your behalf, such as insurance, tenant leases, warranties, and HOA information etc.
  • Accounting – we set up your account and send you easy to read monthly statements.  You will be able to see all transactions including:  invoices, work orders and rental income.

Notify Tenants – if needed we provide you with a letter to notify existing tenants of the change in management along with how to contact us.  We follow up with tenants to confirm their understanding of the change.
